1.1 Information You Provide to Us
We collect information you provide directly to us when you register for an account, subscribe to our Service, upload documents (such as rent rolls, offering memorandums, stacking plans, or leases), or communicate with us. This may include your name, email address, payment information, and professional details.
1.2 Information We Collect Automatically
When you access the Service, we automatically collect certain information about your device and how you interact with our platform. This includes IP addresses, browser types, device identifiers, log files, and analytics data regarding your usage of features such as our AI-powered lease extraction tools.
1.3 Information from Third Parties
We may receive information about you or your prospects from third-party services that you integrate with our Service, such as ZoomInfo, as well as publicly available sources used to enrich your tenant data.
2. How We Use Your Information
We use the information we collect to operate, maintain, and improve our Service. Specifically, we use it to process your lease documents, automate data enrichment, manage your deal pipeline, facilitate team collaboration, bill for subscriptions, and provide customer support. We also use aggregated, anonymized data to train and improve our AI extraction models.
3. How We Share Your Information
3.1 Service Providers
We may share your information with third-party vendors and service providers that perform services on our behalf, such as hosting (e.g., AWS), payment processing (e.g., Stripe), and email delivery.
3.2 Affiliates
We may share information with our current and future affiliates and subsidiaries for purposes consistent with this Privacy Policy.
3.3 Legal Requirements
We may disclose your information if required to do so by law, or in the good-faith belief that such action is necessary to comply with legal obligations, protect our rights, or investigate fraud.

4. Third-Party AI Sub-Processors
To provide our document extraction and classification features, we transmit uploaded document content to the following third-party AI service providers for processing:
- Anthropic (Claude API) — Used for document classification, lease data extraction, amendment analysis, and rent roll processing. Document text content is sent to Anthropic's API for AI processing. Anthropic does not use API inputs to train their models. For details, see Anthropic's Privacy Policy.
We select sub-processors that maintain appropriate security and privacy standards. We do not use your document content to train AI models. Document content is transmitted securely via encrypted connections and is not stored by our AI sub-processors beyond the duration required to process the request.
5. Usage Analytics and Activity Tracking
We collect information about how you interact with the Service, including which pages you visit, time spent on the platform, documents uploaded, and features used. This data is collected via periodic activity signals sent from your browser while you are actively using the Service. We do not track activity when the Service tab is not in focus or when you are idle. This data is used to improve the Service, provide customer support, monitor platform health, and generate aggregate usage statistics. Individual activity data is accessible only to your organization's administrator and Treker platform administrators.
6. Data Retention
We retain your information and uploaded documents for as long as your account is active or as needed to provide the Service. If you delete your account, we will delete or anonymize your data in accordance with our standard retention schedule, unless a longer retention period is required by law.
7. Data Security
We implement reasonable technical and organizational measures designed to secure your personal information and lease data from accidental loss and unauthorized access. However, no internet transmission or electronic storage is completely secure, and we cannot guarantee absolute security.
8. Cookies and Tracking Technologies
We use cookies and similar tracking technologies to track activity on our Service and hold certain information, such as maintaining your authenticated session. You can instruct your browser to refuse all cookies, but doing so may limit your ability to use parts of the Service.
9. Your Rights and Choices
Depending on your location, you may have rights to access, correct, delete, or restrict the processing of your personal information. You can manage most account settings directly within the Treker dashboard. To exercise other rights, please contact us.
10. Florida Privacy Rights
For residents of Florida, we process your data in compliance with applicable state privacy regulations. You have the right to request information about our data collection practices and opt-out of certain processing activities by contacting our privacy team.
11. Children's Privacy
Our Service is intended for commercial real estate professionals and is not directed to children under 18. We do not knowingly collect personal information from minors.
12. Links to Third-Party Services
The Service may contain links to third-party websites or integrations. We are not responsible for the privacy practices of these external sites, and we encourage you to read their respective privacy policies.
13. International Users
Treker is based in the United States. If you access the Service from outside the U.S., please be aware that your information may be transferred to, stored, and processed in the United States, which may have different data protection laws than your jurisdiction.

We may update this Privacy Policy from time to time. If we make material changes, we will notify you by email or through the Service prior to the changes taking effect. Your continued use of the Service after changes are effective constitutes acceptance of the revised policy.
